I am wanting to rent a home for at least a year in San Quintin while I start my business and hopefully build my home on land I have by Jardines Hotel later on.. BUT, I call the Remax guy there on the North end of town and he never reterns my calls and I have looked all over the net for a while now with no luck. I just need a source to look at rentals is all.

The best way to find a rental home in San Quintin is to just come down and spend a few days, asking around. A lot of people here know somebody who has a place for rent and if you just start asking around you will come up with several options.

I know there are a number of rentals in SQ. I'm surprised the Re-Max guy (Jonathan?) is standing you up, he has been a great help to us. There are homes for rent all over the valley, with at least two in Pedregal. Not sure if you consider Pegregal too far from town? There are a couple of short term rentals available in Costa Brava, but that's further from SQ than Pedregal, so? Like others have said, go down, spend a week at Los Jardines, and check it out. Thank You everyone. I kind of thought that I would have to go down and ask around.Jonathan Mendez spent many hours with me ,taking me to many different parcels of land .We put in many hours on one day alone.He is super nice and all of that and that is great BUT there is no such thing as a Realestate person in Mexico. I asked if they could gurantee me in writing that the property has been checked out. Here they call that "Escrow". Someone pyhisically does a background check on the property at hand. Its not all about money and a loan.I happen to have my Realestate lic. as well as I am a licensed Appraiser with 28 years as a Hign End Finish carpenter.Anyway , I dont mean to toot my own horn but I know what I am talking about. Its just that there used to be all of these people there in Baja 16 ,12 years ago and they would give you there "Business Card" with a bunch of numbers on them that really dont mean squit and they would proceed to act like a Realestate person in the states. There is no such a person legally doing business in Mexico under Realestate person, I guess my question would be to all of you on this site and other sites is, why isn't there warnings to all that are into buying property or homes.
I have to tell this one, In 2003 me and my friends where looking at homes ,land there in Baja. We went to Peurto Nueveo ( I am sure that's not right) and the " Realestate" lady at the guard shack said for us to look at the Model homes that she was going to charge us $ 20.00 Dollars a peice to look at them. We all lauphed and drove away. I was stunned with her attitude and set out to do some back ground check on this mess down there. Airgar, there are many threads discussing the perils and pitfalls of buying real estate in Mexico. I won't rehash or try to re-state the other comments made by folks with vast experience, but....
One of the biggest problems we North Americans confront when we buy foriegn real estate, is that many times they use the same terms we do, they just mean very different things in Mexico than they do here. Sometimes the fact that we're very experinced in the states makes us even more vulnerable in Mexico or Costa Rica. "Clear Title" and "Title Insurance" don't mean the same things in Alta and Baja Californias. However, there are ways to protect yourself, and IMHO, working with someone with integrity and local experience is a good start. Jonathan took us to a bi-lingual Notario in Ensenada who answered all my questions, and raised concerns that I hadn't considered. We tend to get into the most trouble when we assume we're pretty sharp and experienced, and are more prone to follow our own "wisdom" than we are to accept the advice of experienced locals. That's why I think it's a good policy to rent (which I understand you're going to do) before we buy, and ask many questions. There are warnings galore on virtually all & any of the Baja forum & reputable real estate sites; what to look for, potential pitfalls, warning flags & what to avoid. I believe many of the members here have gone through the purchase process once or multiple times (I'll admit to 3 purchases & 2 sales in Baja Sur). With due diligence, you can do a lot of research online to learn what to look for & what to avoid. You can personally go to Ayuntamiento & for approx $200 pesos you can get a document that tells you a property is free of liens or legal encumbrances. And for an additional nominal fee, you can get a document proving that property taxes are either current or how far in arrears they are. If the property has title issued, the property owner will have a physical original copy of that title & it will be in their name(s). All named individuals on the title must agree to the sale; i.e., if title is in the name of 2-3 siblings, one cannot commit to the sale, it's an all or nothing deal & you want all the signatures (in your presence & with ID) on a sales agreement & no handshake promises. In Mexico, the responsibility of making sure the sale is legal & aboveboard falls under the jurisdiction of the Notario....but you can do a lot of your own advance work to satisfy any concerns you may have. There's no escrow account in which the down payment is held by a neutral party. Very little of the process will be bear any resemblance to what you're used to NOB. Research, research, research! Sift, sift, sift the information you receive! Talk with others in the area who have gone through the process, talk with a Notario to find out what local common practice is. Ask specific questions here. Don't commit until you're comfortable with all aspects of the transaction. It's very possible that Jonathan Mendez traveled for the holidays & won't be back in his office until January 2 or later. Most official business comes to a screeching halt around December 18-20th & doesn't resume until January 2nd of after. And for what it's worth, throughout this process, one of the worst offenses you can commit is to utter the words, "That's not how we do it in the states!" |

First of all I want to thank everyone that spent there time to reply to my needs.
Really, Not used to that and it is great. I have been schooled and that is not a bad thing. I sure do not have a attitude of " Well thats not how we do it in the states." I love that.LOL Thats not me. I am a play it by the rules and be respectful of others as well type of guy. It turns out that I was calling the wrong phone numbers to Jonathans store. Hey airgar, thanks for clearing up the miscommunication with Jonathan, I was hoping that the explination was something like what happened, a bad nnumber.
A couple of us joined this thread to prevent a good man from getting something negative about him posted on the web without a rebutal, and you did good by telling us (and the rest of the world) that he wasn't blowing you off, it was just an error.
