Default Looking for Furnished Apartment In Ensenada

New to this Forum, but not new to relocating, been in Merida, Yucatan for about 3 years, but the weather is too insanely hot. Looking for a furnished one bedroom apartment near Centro to start out with before making other decisions. Would like to know the requirements for rentals. Thank you.

You won't need much money to get an apt in TJ. Most landlords just want the rent, not a lot in deposits if any. Best way to find a place is to walk around the area you like and look at signs. Avoiding rental agents and print ads will save you money and time. jmo.

Thank you so much for responding. I contacted a Rental Agency yesterday. They told me that I need an aval in order to rent is this true? They also told me that if I don't have one I will need to deposit 3 months of rent. BTW I'm looking in Ensenada, not TJ.

What's an AVAL??
Which realtor did you contact? There are good, and there are bad.
In many cases, the deposit is more like a gift, so be careful of that. You probably won't get it back.

Trying this again, I thought I was answering everyone, but there were some problems with my registration.

I posted a message with the world "aval" and my original message took another direction. Some other people answered it...so thank you, but my question was if anyone has experienced the need for someone to co-sign when renting.

I was told by a real estate agency in Ensenada that I would need a co-signer or a three months deposit.

I used the words they use in Spanish because I'm bilingual...."aval" (co-signer) "centro" for (downtown).

I've never heard of the aval being used here and would not do it if requested.
They do, however, check credit and will think nothing of asking for a Social Security number which is, of course, another "NO."

The standard here is first month's rent and one month deposit. DO NOT AGREE to anything more and while you will need to provide a copy of a valid ID, DO NOT give them your SSN. Also, there are plenty of rentals available that do not require a cosigner - first and deposit in cash up front is all they ask. Don't be afraid to look around WITHOUT the help of a realtor - often that is how you will find your best deal.

The realtors down here extract their commission in rentals from the security deposit. Normally a realtor who finds a renter for a landlord splits the first month rent and deposit with the landlord. My guess is that this realtor is looking to score 3 months rent as their commission. Also, the fact that the landlord has to pay the month's rent/deposit in commission to the realtor drives them to jack up the monthly rental rate.

I have previously rented three times in Mexico before building our house down here. All three times I was either given back our security deposit or simply told we could skip paying the last month's rent in exchange for the deposit.

Maybe we're just lucky...

When you get to Ensenada stop by and 7-11/OXXO/Circle K and pick up an Ensenada city map. Find the areas you are interested in, then drive the streets looking.......you will find something
