Who in their right mind would invest in this project? I hope not the same dreamers who were involved with the Nautical Ladder. This one would have to be a cartel money laundering venture.

When I first looked at this it made no sense. When I look at the San Diego craigslist and the prices at which many are literally giving away their boats today it makes even less sense. I really don't know who they think they are going to cater to. Unless they plan on offering some real cheap slip prices to pull boat owners down from up north but I really doubt that.

By the way, if you have wanted to buy a boat and have cash in hand, now is a great time. There are some real steals out there on some very nice boats to be had for less than $10K. My advice though is that if you only go out a couple of times a year it would be best to just charter and you'll be ahead of the game.

I go out a couple of times a month and hope to be going out once a week soon. Did I mention that I bought a boat awhile back? I am currently overhauling the electronics with all new gear including solar panels on top and hydraulic steering...

Who in the world would slog through something like that anyway? It's just an environmental impact report, and I posted it to show that indeed somebody is putting some effort in to actually doing it.

Guy that prepared it is Portuguese and is somewhat findable online.

Looks like a fairly silly placement/design to me. The best way to wreck a good surf spot/build a cheap harbor is to go with a design like Dana Point. That way you've already got favorable bathymetry and one whole side built by mother nature.

The only worse one I could think of is La Salina. And they say K-38 area pulls in the (south)swell. It's hard to imagine the kind of energy you see in that area on a good winter swell.

I read the first few pages and it looks like the project is for a hotel/marina, not condos with a marina. Not sure if the market is any better for that sector...

How did you come about it?

I think a port in that location is a great idea. This area has needed more investment in its infrastructure for a long time. Beautiful location. It could be the Sea Port Village of Baja.

I have caught mackin' surf taking off just behind the rocks right in front when it was big while everyone else was down at the creek mouth. Talk about being able to surf by yourself while watching the crowd.....
That'd be a real shame.
You have to be able to launder all those filthy dollars somehow, though.

Still don't get the term cruise port. This project may ultimately work as a hotel and marina. But, geez, Ensenada can barely keep cruise ships coming in, and they actually have lots of attractions. Why would a cruise ship stop next to Marena?

Maybe they mean a cruiser (yacht) port..........don't see anything in the photo/drawing that would dock a liner, unless they tender passengers in........and then what are the passengers gonna do?????
