Default That went fast

One year ago we pulled into our new home in Mexico with a cargo trailer full of our most prized possessions. Where did the time go!

Well Soulpatch....you're one year closer

Still don't take the morning view out the window for granted:

Wooo, happy anniversary you guys! How the time flies? Did you mean to say how it creeps by while you're waiting for your final EIS approval?

Soulpatch, if yer really smart, you'll buy property & apply for your EIS in May! That way, it MIGHT be approved by the time you actually retire!

Thumbs up Re: That went fast

Buying is not on our radar at this time. Mi esposa is more comfortable renting and, me? whatever it takes to get there.

EIS: Environmental Impact Study. I don't know all the criteria for needing an EIS, but for our property, since it's classified as "forestal", it's required to do an environmental impact study, and rezone the property (cambia uso de suelo) before building. It's a long expensive process. We applied for ours at the end of last July....still waiting.

I recently found out that SEMARNAT (La Paz), where we applied, and who issues the environmental permits for our area, is buried neck deep in some Cabo Pulmo controversy. All their resources (which aren't many) are dedicated to dealing with that. Soooooo...everything else (our application included) is sitting on the back burner until that mess is resolved. Meanwhile we wait...and wait...and wait.

Our engineer is going to meet with the Delegado at SEMARNAT to try and get us permission to start building in the interim if it looks like it's going to take much longer to finish up the Cabo Pulmo thing. Our builder is turning down other work and is getting hungry. I don't want to loose him to another year long plus project.

I know....jist jerking yer chain with a little Baja Environmental Impact Study "gallows humor".

Mine took a over six months from my application & property inspection walk with TWO Semarnat inspectors....who both assured me that my property didn't have enough endangered growth on it & virtually none in the footprint of my future casa to justify/require the EIS. They were so confident of that fact that they each submitted official letters to their boss, the head honcho, with their recommendations & the logic of same...head honcho blew their recommendations off. Aforementioned head honcho was later cited for "job performance irregularities" & transferred to Mexico City....leaving my application sitting in his inbox for final signature & they took their own sweet time replacing him.

I believe that BigWooo & Oladulce are in their 2nd year of waiting for approval. I also think that their much more remote location may have played a role in slowing their process down.

It really wreaks havoc with scheduling the builder, not to mention what it does to overall cost due to ever rising materials costs!

Don't worry, nobody will be pressuring you or your esposa to be doing anything outside your comfort zone!

My brain wasn't firing on all(any) cylinders last night. I knew it had to be some kind of environmental impact thing.....
We are so ready to be down south.
