I have a friend that has a 670 acre natural build/permaculture farm near La Paz, Baja, Mexico that is selling land @ 2,000 square meter lots on road with water and power close, 15 minutes to white sand beach, $10k US. robtdr, could you please advise more specifically where this land is? Maybe "near KM post #xx" if it's near the highway, or town/area name. Is the "white sand beach" a named beach? You could post the pics here....it's really easy....that might draw a better response.

The land is offered in about 1/2 acre lots, 1/2 hour south of La Paz on the Sea of Cortez side of the peninsula, near the town of Los Planes. 1/2 mile off the pavement on a good dirt road 15-20 minutes from the famous beaches of Punta Arena and Ensenada Los Muertos, renamed by owners to "Bay of Dreams."

Thanks for the additional information, I do know that area & for me personally, it's too remote. But others might like it for that very reason!

Is Randy aware of the cost involved in breaking that off an existing fideicomiso, if thats how he currently holds it? His fideicomiso will have to be revised (his expense) as well as a new fideicomiso created for a buyer (buyer's expense). He might want to get actual costs from a Notario before he goes ahead at his $10K asking price. He could be extremely disappointed if he were to find out after the ink was dry that he would have conceivable netted a $4-5 K cash flow. Additional costs will be the requirement of paying to have the land re-surveyed to come up with his new total remaining sq meters as well as the land which he wants to break off.

Just food for thought.

To answer you from Randy: We avoid fideicomisos as a corporation, they apply to
people(foreigners only), not companies. Ours is a registered Mexican
"sociedad", the land is owned by the sociedad. Subdivision is already
done and absorbed, it wasn't that much to pay.

No need to resurvey. Where we will take a substantial hit though is
in capital gains tax....around 25-30%, depending on how we work the
buy-sell agreement. There is flexibility in this.

If we can net say $7000/lot, that will help quite a bit, especially if
we could sell 3-4. There are mass amounts of land already sub-divided
around the areas where ejidos (mexican land-hold groups) exist
nationwide.

Also, this is a "pre-venta", early offering of lots on the ranch, 1st
time available, so lower priced to stimulate activity and get the ball
rolling. We have another 20 lots awaiting their final survey and
registry as officially on record and accepted into the tax rolls.
Those should go for more like what others have sold here for
last year, $15k USD.
