Hi all,
My name is Bob and my first trip through Baja was in 1978 in a friend's IH Scout diesel. I think we drove about 1200 miles on $20 worth of diesel back then. I have returned many times over the years, in 1991 I sailed my Cal 40 to Bahia Concepcion and really enjoyed that area. I anchored off of Santispac for awhile then when I found fellow tennis players, I anchored off of Posada. I'm looking to retire in this area and have via the Internet looked at homes available from Santa Rosalia to Sebastian Cove. I hear things have gotten a bit goofy at Posada with the owners, anyone care to elaborate? What direction has been the recent trend in prices for this area? Thanks for any input. |

While I can't give you much information about your specific geographical areas of interest, I can advise you in general: (1) Avoid buying improved property/casa on leased land. (2) Avoid building your own casa design on leased land. (3) Avoid ejito land (Google "Mexico ejito land" for full definition & explanation). (4) Avoid river-frontage property in Mulege; the risk of flooding is simply too great during hurricane season or even just after heavy rains when all the rainfall in the mountains is naturally channeled down to the river. (5) Avoid property which has natural arroyos; arroyos are federally protected & it is illegal to attempt to re-divert an arroyo from it's natural path. What you do want to look for is property for which is already in fideicomiso.....or titled Mexican-owned land for which a fideicomiso can be immediately issued. While there is no absolute guarantee that you won't have land issues crop up downstream, having the fideicomiso in place means that theoretically all the legal research has been done by the Notario & there is much less chance that legal ownership questions could rear their ugly head in the future. Regarding prices.....it's typically gringo owners who are more realistic about reducing property values during the present economic environment. There are some good deals to be had if you have the patience to research the hell out of a property in advance. Unfortunately, in my personal experience, Mexicans are not as willing to negotiate price, unless they are absolutely desperate for the money due to personal circumstances. Actually, Mexican strategy seems to be keep increasing the price!! ![]() Best of luck in your search & as more specific questions arise, come on back & ask!!! Good to see you made your way over here. Lot's of great, current info- you've already gotten some great advice from LongLegs. Maximize your fun potential while minimizing your risk. Keep safety and security in mind but don't dwell on what you can't control once you make the decision to live outside the USA.

Thanks Longlegs and Woooosh, I'm still looking but for my intended use it is hard to beat Ken and Rene's Sebastian Cove place, a potential cruiser's cherished haunt.

Yeah, well, the Peninsula is roughly 1,000 miles long & in my defense, I'm over 300 miles from Mulege,
