WHAT ARE THE ASSOCIATED COSTS FOR RENTING MY CASA IN LOS BARRILES AREA 2 BEDROOM 1600SQ. WHAT IS REQUIRED TO PAY MEXICO IN RENTAL INCOME, CAN NON MEXICAN RENT THIER PROPERY, IS THERE LICENSING REQUIREMENTS OR BUISNESS LICENSING REQUIRED. AND INFORMATION ON ASSOCIATED COSTS WOULD BE APPRECIATED. AS TO WHAT A BREAK EVEN RENT MONTHLY WOULD BE.

I don't believe a business license is required for renting your home. As far as taxes go I suggest that you talk to a local "contador" about getting the particulars. With your knowledge of the local rental market, the tax information from the accountant and calculating in your expenses (homeowners fees, etc) and then figuring out what expenses the renter will pay, you shouldn't have any trouble to come up with a rental price.

If you bought it under a corporation, it's legal to rent, you have to get authorization & sign up with Hacienda to pay taxes (it used to be 15% but that was a few years ago, I haven't heard lately what the exact tax rate is) on the rental amount.
If it's under a fideicomiso, it's not legal to rent, a fideicomiso is strictly for personal private residence; not for profit. You could get all the current details from Hacienda. |

what if it has title, assuming things pass allowing title to foriegners. how its held shouldn't have bearing on if it can be rented. my intent is not for monitary gain but to maintain a presence and provide inexpensive lodging. I am concerned with having it vacant for extended times.

I totally agree with edinnopolo. IF that legislation does pass, it may not be actually implemented for the next 1-3,4,5 years. Don't be pinning any hopes on something so nebulous & over which you have no control.....that's a very unsure thing.
Like it or not, you're stuck with CURRENT law & what I originally quoted are two current methods of ownership outside of being a Mexican citizen, so those are your legal options at present. |
